When I first go out to visit leads, I always bring a Cloud CMA with me. I suggest you do so as well. It helps make a great first impression. And you know what they say about first impressions.
Now the trick with making up Cloud CMAs is that by default they actually drop in a satellite view of the home from Google Maps on the cover page. This looks tacky, so I do my best to get a picture of the home itself which I then import into Cloud CMA.
As Cloud CMA uses Google Maps by default, that is typically my go-to source as well – only I use Street View Instead. One thing that just boggles my mind is how often it is that the homes that I am doing a work-up on either have the garage door open or have trash cans out in front. This makes the street view image worthless. It happens so frequently that I wonder if Google somehow planned to have the Street View team scan neighborhoods on garbage day. In fact, now that I think about it, this might just be the case as it would likely mean that the street is cleared of cars which would make for better images of houses.
Hmmmm…..I might have just solved this mystery while writing this post.
In any case, here’s a quick tip. If you need a fast screen-cap image of a house, Street View will usually do the trick. When, for whatever reason, you can’t get a good image from Street View, go ahead and use the Bird’s Eye View from Bing Maps. This doesn’t just apply to garbage cans and garage doors either. If for whatever reason you are not able to get a descent exterior front photo of the house without acctually DRIVING to the house and taking the picture in person, then it’s often best just to go with Bing Maps Bird’s Eye View.
In the two pictures above you’ll see an example from the listing I just took on (see below) which has a number of trees in the front which makes the front photo tricky to get. If I had just contacted this particular seller for the first time today during one of my cold calling sessions, I would certainly have used the Bing Maps pictures instead of the one from Google Street View when creating the Cloud CMA.
Follow Up Activity Report
Looking at the two follow up report cards (that’s what I’m going to call them from now on) I’ve not been doing my follow up nearly as consistently as I need to be. I think I mentioned before that I’m going to have to do a bit of an overhaul to things in this regard, and soon.
I did take on a new listing yesterday (first showing is already scheduled for tomorrow) and the one that I signed up 10 days ago, well I went out to that one today to finish up some details, get some preliminary pictures, and I’m actually going to be uploading it into the MLS right after I publish this post.
